What's included
Removal and disposal of the old flooring, subfloor levelling and preparation, supply and fitting of your chosen laminate, engineered wood, real wood or carpet, underlay where needed, and refitting of skirting boards and door trims. We supply materials as standard and leave the room ready to use.

Landlords ordering carpet get 10% off the material cost, and we fit hard-wearing laminate and carpet designed to withstand tenant turnover. We work around occupied lets and empty voids alike, and can turn a full flat around between tenancies. As a VAT-registered contractor we provide full VAT invoices for developer and company clients.

What flooring options do you fit?
We fit laminate, engineered wood, solid real wood and carpet. Laminate and engineered wood suit most lets and family homes, real wood costs more but adds resale value, and carpet is often the warmest and most cost-effective option for bedrooms and rental turnarounds.
Do you need to clear the room before you start?
Small items and furniture, yes — please clear the room where possible. For larger furniture we can move it out of the way as part of the job, just let us know when you book so we can plan for it.
Is subfloor preparation included in the price?
Basic levelling and preparation is included in every quote. If we find damp, rot or a subfloor that needs replacing once we lift the old flooring, we'll flag it and price that separately before continuing.

Most single rooms come in between £900 and £3,000 depending on the material and room size. Whole-property flooring for landlords is quoted per job — send us the room sizes and we'll give you a fixed price.
Do landlords get a discount on multiple units?
Yes. Landlords and letting agents fitting carpet across several units get 10% off the material cost, and we can schedule work across a whole portfolio to keep costs and disruption down.
